Charles Pedersen, AIA
Mr. Pedersen, founder of Pedersen and Associates, is a graduate of the Illinois Institute of Technology, School of Architecture, with extensive experience in construction administration, owner representation and forensic investigation. His experience and industry knowledge covers over 40 years in the areas of planning, design, engineering evaluation and management, project and contract management, construction coordination and scheduling, roof consulting, value engineering, building inspection, project cost & quality control, and permitting and procurement, for a wide variety of construction project types.
His forensic experience includes assessments of construction defects, moisture intrusion in roofs, window systems and walls, investigation of interior water damage, mold detection and remediation inspection, foundation settlement and hail/wind/storm damage and roof collapse, related to residential, commercial, and industrial structures, as well as Hurricane Catastrophe Team experience. Mr. Pedersen has also testified as an expert witness in construction liability and premises liability trials.
Mr. Pedersen’s areas of expertise include the planning, coordination and on-site inspection of new building construction projects, tenant buildout construction and renovations of existing facilities, both in the Midwest and the Southwestern United States.
As an Owner’s Representative for developers of large medical facilities and senior living communities, his responsibilities included permitting, compliance issue resolution, regulatory agency liaison, acquisition reviews, schedule and billing approvals, and coordination of design and construction personnel. Mr. Pedersen has been responsible for roof investigations and consulting on commercial, educational, industrial, high-rise and multi-family residential projects.
He has inspected mid-rise buildings for compliance with the City of Chicago Building Department, Building Facade and Exposed Iron Ordinance, dealing with periodic maintenance and repair of masonry structures and fire escapes.
He has also investigated and provided damage assessment for buildings throughout the Gulf Coast, following major hurricanes, including moisture intrusion and physical damage to windows, curtain walls, exterior walls, interior build-out and roofing.
