Building MD has been assisting two recently-formed condominium associations solve problems that weren't noticed until the developers turned over the building to the new association as being in like-new condition.

 

Most of the owners were first-time home owners and had no idea that there could be so many hidden defects in a new or newly-renovated building.
 
We are working our way through defects in windows, structure, masonry, roofing and electrical.

 

All of these problems could have been discovered prior to the turnover of the building to the responsibility of the Condo Association.

I am the former president of Westgate Terrace Condominium Association.  During my term as president, my association employed the services of Charles Pedersen for a number of projects, the most significant of which involved water infiltration issues requiring tuck pointing, roof repair and the repair of some outdoor decks.  I found Mr. Pedersen to be extremely competent and thorough.  He effectively managed all of our issues and the completion of the repair work and did a great job keeping the property manager and the association informed as to the status.  We always found his invoices to be fair and reasonable for the work provided.

I have no reservations about recommending Charles Pedersen to other associations looking for an architect.

I am a unit owner within the 609 West Stratford Place Condominium Association.  I had occasion to commission Mr. Charles Pedersen to make a quick inspection of the work being done as part of a massive masonry and roof reconstruction project for our building.  We were having multiple problems with our building and with the top floor units.  They were suffering severe water infiltration whenever it rained or the snow melted.  Lack of response and/or preposterous suggestions by the existing architect as to the source of the damage motivated me to call Mr. Pedersen who was highly recommended by a very competent owner of a property management company I trust.

Mr. Pedersen responded quickly to my request and thoroughly inspected the portions of the project which could have been effecting the water infiltration and subsequent severe damage to the top floor units.  His objective, professional report was very helpful to our Board in making a final decisions pertaining to the quality of the services of the supervising architect.

I wish to highly recommend to anyone who needs a clear cut, objective professional study made of problems associated with work needed or in progress. Our building is a vintage one and he is especially well versed in these problems as well as very knowledgeable about proper up-to-date techniques that should be used during masonry and roof reconstruction. He certainly should be considered by any association or individual who engages in any phase of work on buildings of our vintage.

I am the immediate past-president of the Board of Directors of the Evanstonian Cooperative Apartments.  During my three-year term as president, the board hired Charles Pedersen as a forensic architect to assess our needs, evaluate vendors, and advise us on procedures, materials and project scheduling regarding needed masonry restoration work, a new roof, and tuckpointing projects.  Mr. Pedersen worked closely with the board’s on-going Restoration Committee, arranged interactive interviews involving the entire board of directors and the chosen providers to communicate his recommendations and permit board members and satisfy their “need-to-knows”.

Results: Restored, secure masonry, restored chimneys, an outstanding PVC roof, and tuckpointing, including expansion joints, caulking of windows, lintels and new in-the-wall air conditioner sleeves.  The tuckpointing is now two-thirds completed.  Each project is now state of the art.
