Building MD has been assisting two recently-formed condominium associations solve problems that weren't noticed until the developers turned over the building to the new association as being in like-new condition.

Most of the owners were first-time home owners and had no idea that there could be so many hidden defects in a new or newly-renovated building.
We are working our way through defects in windows, structure, masonry, roofing and electrical.

All of these problems could have been discovered prior to the turnover of the building to the responsibility of the Condo Association.

I am the former president of Westgate Terrace Condominium Association.  During my term as president, my association employed the services of Charles Pedersen for a number of projects, the most significant of which involved water infiltration issues requiring tuck pointing, roof repair and the repair of some outdoor decks.  I found Mr. Pedersen to be extremely competent and thorough.  He effectively managed all of our issues and the completion of the repair work and did a great job keeping the property manager and the association informed as to the status.  We always found his invoices to be fair and reasonable for the work provided.

I have no reservations about recommending Charles Pedersen to other associations looking for an architect.

William McGuinn, Westgate Terrace Condominium Association

I have worked with Charles on several Property Damage insurance claims where my company has needed the services of an expert forensic architect.  He has excellent communication skills, provides on time reporting, and writes reports that are easy for a non-professional to understand and interpret. He also has good knowledge of the limitations of flood insurance, which informs his reporting and allows him to tailor his findings to what we need to know to make accurate decisions under the policy.

Catherine Reese, Field Claims Manager at USAA

I have worked with Charles on a Condominium project in which my firm was involved and found his work to be of the highest caliber. His knowledge of the industry is very strong, as was his ability to communicate with those who did not share the same degree of comprehension.  Chuck was able to systematically investigate and clearly state his findings in a professional manner with results-driven dialogue in a highly professional and very personable approach.  Because of my excellent encounter with Chuck, I have recommended him to others and worked closely with him on a community project close to my home and with a neighbor.  In both instances Chuck's services were valued in that he was able to successfully and efficiently determine causes of challenging building issues and propose cost- effective solutions.  In all cases, it was a real pleasure conducting business with Chuck.  I recommend him highly.

Richard Mazzuca, President, ECO Design and Development Group, LLC

I have worked with Chuck on two Senior Living projects and have come to know his talents, passions and personality quite well.  So much so, that he is not only a colleague, but a good friend.  During our working relationship, I have found him to be the consummate professional and a master at his craft.  He is one of those rare architects who not only has the "dirt under the fingernails" experience, but also the conceptual, detailed, and practical elements of architecture.  Moreover, he knows how to make the process an enjoyable one through his team spirit and cheerful disposition.  Therefore, I highly recommend Chuck and look forward to working with him again one day.

Ron K. Price, Superintendent at Fortis Commercial Construction

I am a unit owner within the 609 West Stratford Place Condominium Association.  I had occasion to commission Mr. Charles Pedersen to make a quick inspection of the work being done as part of a massive masonry and roof reconstruction project for our building.  We were having multiple problems with our building and with the top floor units.  They were suffering severe water infiltration whenever it rained or the snow melted.  Lack of response and/or preposterous suggestions by the existing architect as to the source of the damage motivated me to call Mr. Pedersen who was highly recommended by a very competent owner of a property management company I trust.

Mr. Pedersen responded quickly to my request and thoroughly inspected the portions of the project which could have been effecting the water infiltration and subsequent severe damage to the top floor units.  His objective, professional report was very helpful to our Board in making a final decisions pertaining to the quality of the services of the supervising architect.

I wish to highly recommend to anyone who needs a clear cut, objective professional study made of problems associated with work needed or in progress. Our building is a vintage one and he is especially well versed in these problems as well as very knowledgeable about proper up-to-date techniques that should be used during masonry and roof reconstruction. He certainly should be considered by any association or individual who engages in any phase of work on buildings of our vintage.

Katherine D. Taft, 609 West Stratford Place Condo Association

We have worked with Chuck Pedersen on several Condomimium renovation projects over the past couple of years.  We have felt confident in recommending his services to property owners.  The depth of Chuck’s knowledge in the forensic architecture field is broad and vast.  His ability to quickly and accurately diagnose building issues is incredible and we take comfort in knowing that Chuck’s expertise will assist us in repairing the most difficult building issues.  Chuck’s level of professionalism and the ability to provide information and modifications in a timely manner make working with him a pleasure. We will continue to work with and recommend Chuck Pedersen and his company Pedersen & Associates Architects.

Kevin MacNab, Synergy Construction

Mr. Pedersen, I am very pleased to provide this endorsement of you and your company.  In working with you on behalf of 1508 Hinman, I found you very open to suggestions, communicative, honest, and professional.  I value your expertise and provide this endorsement as a true appraisal of what you provided to The Evanstonian in your tenure as forensic architect.

I am the immediate past-president of the Board of Directors of the Evanstonian Cooperative Apartments.  During my three-year term as president, the board hired Charles Pedersen as a forensic architect to assess our needs, evaluate vendors, and advise us on procedures, materials and project scheduling regarding needed masonry restoration work, a new roof, and tuckpointing projects.  Mr. Pedersen worked closely with the board’s on-going Restoration Committee, arranged interactive interviews involving the entire board of directors and the chosen providers to communicate his recommendations and permit board members and satisfy their “need-to-knows”.

Results: Restored, secure masonry, restored chimneys, an outstanding PVC roof, and tuckpointing, including expansion joints, caulking of windows, lintels and new in-the-wall air conditioner sleeves.  The tuckpointing is now two-thirds completed.  Each project is now state of the art.

I endorse Pedersen & Associates and Mr. Pedersen for expertise, communications, and follow-through.
